Fraud is the single biggest reputational risk in Nigerian real estate, and most of it traces back to one failure: a realtor who didn’t know how — or didn’t bother — to verify documentation properly before representing a deal as safe. This course exists to close that gap decisively.

Over four weeks, you’ll build real documentation literacy: how Nigeria’s land tenure system actually works under the Land Use Act, what each title document actually proves and doesn’t prove, how to conduct a land registry search, how to physically verify a property and its boundaries, and how to spot the specific red flags that cause the disputes you read about in the news.

By the end of this course, you will be able to:

• Explain Nigeria’s land tenure system and correctly identify what each major title document does and doesn’t prove
• Conduct a basic land registry search and interpret the results
• Perform physical due diligence before representing a property as clean
• Identify common fraud red flags, including double allocation and omo-onile disputes
• Understand the documentation required across sales, leases, mortgages, and commercial transactions
• Manage documentation risk for clients and know when to escalate to legal counsel
